In the current economic climate, real estate in Arkansas (as well as other parts of the country) has been profoundly affected, causing anyone who might be looking for a home in The Natural State to be faced with serious difficulties – and even more so, for those looking to sell their home. However, real estate prices, as well as quality can change depending on the area that the home is located in, given the area’s socio-economic background, the amount of land available for sale, and the proximity to major cities, etc.Using Arkansas as a reference point, here are some examples of how housing prices can vary dramatically from point to point and therefore can be more (or less) affected by the economy as well as our current housing crisis. For example, the areas of Arkansas that are near major cities (Memphis, Little Rock, Fort Smith, and Fayetteville) are more likely to have urban/suburban prices that could make a huge difference in their appeal to the average homebuyer. However, convenience is also a factor, and a home near your place of work (in one of those major cities) could be weighed heavily as well.Memphis is the 17th largest city in the US, according to the 2000 census and its very close proximity to Arkansas means that it can affect Arkansas real estate prices just as easily as it affects real estate prices in its own state, Tennessee. The greater Memphis area stretches mostly into North Mississippi and parts of Tennessee both east and north of the city itself, but the western border of Memphis, the Mississippi River, is all that separates Memphis from Arkansas and some of the great suburban areas that make up east-central Arkansas.Cities such as West Memphis, Blanton, and Mound City offer residents a suburban type of environment, with more land and more privacy available, while still being extremely close to Memphis proper. West Memphis, the largest of these cities, offers real estate in Arkansas that feels like Tennessee real estate, but without the burden of high city taxes. For instance, Shelby County where Memphis is located, passed funding for a new basketball arena for the Memphis Grizzlies, the residents of West Memphis (being in another state, let alone another county) can still benefit from the team’s presence, but without the added burden of raised taxes.Depending on your individual plans and preferences, you should find real estate in Arkansas that fits your life and your budget. No particular area is right for everyone, but chances are, there are options for most people somewhere in the state of Arkansas.

Tectonic Summary

EARTHQUAKES IN THE INLAND CAROLINAS REGION
Since at least 1776, people living inland in North and South Carolina, and in adjacent parts of Georgia and Tennessee, have felt small earthquakes and suffered damage from infrequent larger ones. The largest earthquake in the area (magnitude 5.1) occurred in 1916 . Moderately damaging earthquakes strike the inland Carolinas every few decades, and smaller earthquakes are felt about once each year or two.

Earthquakes in the central and eastern U.S., although less frequent than in the western U.S., are typically felt over a much broader region. East of the Rockies, an earthquake can be felt over an area as much as ten times larger than a similar magnitude earthquake on the west coast. A magnitude 4.0 eastern U.S. earthquake typically can be felt at many places as far as 100 km (60 mi) from where it occurred, and it infrequently causes damage near its source. A magnitude 5.5 eastern U.S. earthquake usually can be felt as far as 500 km (300 mi) from where it occurred, and sometimes causes damage as far away as 40 km (25 mi).

FAULTS
Earthquakes everywhere occur on faults within bedrock, usually miles deep. Most bedrock beneath the inland Carolinas was assembled as continents collided to form a supercontinent about 500-300 million years ago, raising the Appalachian Mountains. Most of the rest of the bedrock formed when the supercontinent rifted apart about 200 million years ago to form what are now the northeastern U.S., the Atlantic Ocean, and Europe.

At well-studied plate boundaries like the San Andreas fault system in California, often scientists can determine the name of the specific fault that is responsible for an earthquake. In contrast, east of the Rocky Mountains this is rarely the case. The inland Carolinas region is far from the nearest plate boundaries, which are in the center of the Atlantic Ocean and in the Caribbean Sea. The region is laced with known faults but numerous smaller or deeply buried faults remain undetected. Even the known faults are poorly located at earthquake depths. Accordingly, few, if any, earthquakes in the inland Carolinas can be linked to named faults. It is difficult to determine if a known fault is still active and could slip and cause an earthquake. As in most other areas east of the Rockies, the best guide to earthquake hazards in the seismic zone is the earthquakes themselves.

New trawl data shows more fish

But use of new vessel seen as clouding data comparisons

The first bottom trawl survey with the new $60 million research ship, the Henry B. Bigelow, and redesigned gear has produced "higher catch rates for nearly all species" throughout Middle Atlantic and New England waters, according results newly published by the federal fisheries service.

But the Bigelow with its new trawl technology was designed to catch more fish than the 45-year-old Albatross IV it replaced.

So the results by themselves provide no new scientific insights into the status of East Coast fisheries, government and industry experts say.

Still, the first published trawl survey results from the Bigelow and new trawling technology — created in a cooperative project between government and industry — are landmarks, according to Jimmy Ruhle, a commercial fisherman and industry expert in trawl gear and surveys.

Ruhle said he believed the industry will have confidence in the surveys by the 208-foot Bigelow, because of the way the trawl survey technology was developed.

"The Bigelow is using a trawl that is much more accepted by the industry," said Ruhle, who fishes from the Outer Banks of North Carolina. "We're in a new era — the Bigelow era."

"We've had a tremendous opportunity to make some changes in how we survey fish stocks," said Russell W. Brown, chief of the Ecosystem Service Branch of the Northeast Fisheries Science Center in Woods Hole.

"We spent half a decade studying how surveys should be done, working with gear manufacturers, and we spent 50 days at sea testing before we went to the Bigelow," Brown said. "We built a 1/7 scale model of the net and took that to a plume tank in St. Johns, Newfoundland — and (we) took stakeholders up there, and established protocols with the stakeholders."

The new ship and trawl technology traces to the infamous "Trawlgate" revelations that exposed shoddy work in 2002.

The results from the first trawl survey conducted by the Bigelow were from the spring of 2009. Fall 2009 trawl survey data is expected out within weeks, according to science center spokeswoman Teri Frady.

Frady, Brown and Ruhle all said they drew no conclusions from the survey results because of what Frady called "the tangerine and oranges" problem comparing trawl results between the old ship and outdated trawl technology and the new.

"I would have to say (the survey) means nothing," said Ruhle, who conducts supplementary in-shore trawl survey research with the Virginia Institute of Marine Science in the Area Monitoring and Assessment Program.

Ruhle, however, said that — notwithstanding the new trawl survey results — it was clear to him that the eco-system along the Atlantic Coast was gaining strength, the result of a decade of intense conservation.

"Every species is increasing in size, just looking at the data supplied by the science center," said Ruhle.

The field notes published with the resource survey report did note the "continued growth" of the large 2003 haddock year class, and an "upward trend" in Atlantic halibut, a species that had been severely overfished.

"The spring survey encountered 30 individuals," the notes reported. "During the '80s and '90s, average halibut catches for a cruise were in the single digits. Starting in 2003, we started to see an increase into the teens and then 20s.

"The majority of individuals are small, less than 20 inches, but it is exciting to see them more regularly," the notes said.

The 187-foot Albatross was retired in 2007, after 45 years of gathering trawl data hundreds of stations from Cape Hatteras, N.C., through the Gulf of Maine using a trawl net and system that Ruhle said "was the industry standard 40 years ago."

Today, he said, that net and system is not used commercially "by anybody."

"Everybody has modernized and changed their gear to have less impact on the bottom," said Ruhle.

Ruhle said three commercial companies — Commercial Trawl of Point Judith, R.I., Reidars Manufacturing of Fairhaven, and Trawlworks Inc. of Narragansett, R.I. — worked with the science center to design a better trawl system, which is widely used by the industry, giving the trawl surveys made by the Bigelow credibility.

Coordinating the research and development was a committee of commercial fishermen and NOAA scientists.

The committee was formed in the aftermath of the "Trawlgate" controversy, a term that has come to mean the 2002 discovery that the Albatross had been towing mismatched gear for years, skewing the trawl data or at least destroying industry confidence in the results, which were showing depleted stocks.

The 2009 spring survey was conducted in five parts from late February through early May.

"A preliminary overall result is that the survey conducted by the Bigelow has significantly higher catch rates for nearly all the species except those with very small total body size (for example, anchovy species)," Brown wrote.

The results were peer reviewed in August 2009.

"Given the changes in vessel, trawling gear, tow speed, tow duration, sample allocation and towing procedures," he wrote, "straightforward comparisons of catches in this report with spring bottom trawl survey catches in previous survey reports are not appropriate without employing statistical approaches that are reviewed and endorsed for stock assessment applications through peer review processes,"

Ruhle said that, by the time of publication of the spring trawl survey of 2011 — creating a three-year continuum of data — the science center will have a meaningful duration of comparable and higher data for analysis.

Travel companies spend large amounts on getting their photography right for their brochures. Pictures of brilliant white sand beaches, azure water, fabulous sunsets, and palms fronds gently swaying in the breeze are all designed to entice the fickle vacationer into choosing their resort over another. When photographs and a small amount of text are all you have to attract business, it’s important to take the time to get it right.

Photographs taken when the leaves are off the trees or early in spring before flowers and shrubs are in full bloom will not show a property in the best light to attract summer bookings, so why not use the opportunity now to get out and create some great images for your listing.

Plan on including two or three exterior images in a listing, but take plenty so you have them in stock for answering the questions you will be asked about proximity of neighbors, views of different elevations, and terrain around the property etc. Create a photo album on Flickr so you can set up folders for each season of the year and then send a link when you are asked for additional pictures.

1. Patio table set up for an al fresco meal

So many listings show a deck or patio with a bare table, chairs without cushions and a folded-down umbrella. How much more enticing it is to create an image that will fire up the imagination and have potential guests envisioning themselves enjoying lunch in the sunshine, or a glass of wine as the sun goes down.

Set the table with a bottle of wine and glasses, along with a centerpiece of flowers to add color. Put up the umbrella, and make sure the chairs are set out neatly around the table.

2. Mood Image

Mood images are great as they can be taken with just a few props. You do need to be careful about the inclusion of people in photos generally but in this type of image, it’s perfectly acceptable. An image of a person sitting on a waterfront dock with a cup of coffee and a laptop, may be enough to convince someone that they can take a few days off work because they can still keep in touch with the office from their vacation location. Mood photos should generate emotions and feelings such as relaxation and comfort.

3. Exterior of the property with flower tubs in full bloom

Your exterior photos should show the property in the best light and taking them on a great summer’s day is the best opportunity to capture the most appealing image. Use summer blooms to add interest to the image. Hanging baskets, flower tubs and even vases of flowers on an outside table all create appeal.

4. Views from the property

If your property is blessed with fabulous views, then you need to show them off. Whether it’s a mountain vista, a seascape or an open landscape with sunflowers on the horizon, use a wonderful summer’s day to create a ‘must have’ feeling. Make sure the images you use are actually ones that your guests can see from your property as any image you show on a listing should be directly visible unless you mention otherwise in your text.
